Do I Qualify To Rent?

Our standard qualifying criteria. Exceptions taken on a case-by-case basis.

Qualifications

  • Previous Rental History3 years of good rental history
  • Current Income3 times the amount of the rent
  • Employment History1 year of employment
  • Criminal History3 years of no convictions
  • Credit History580 or higher
  • Occupancy Policy2 people per bedroom

*Exceptions will be taken on a case by case basis.

May Not Qualify

  • False information in the application
  • Conviction of a violent crime, drug charge, or domestic abuse within the last 3 years
  • Two or more DWI's within the last 2 years
  • Eviction or Bankruptcy in the last 2 years
  • Unpaid damage, cleanings, or rent to a previous property exceeding $500

Moving In & Moving Out

Use these checklists to make your move smooth and protect your deposit.

Move-In Checklist

  • Complete the move-in walkthrough with us and note existing damage
  • Take dated photos/video of every room before moving items in
  • Set up electricity (LP&L), water, gas, and internet in your name
  • Obtain renter's insurance and add SPPM as an interested party
  • Test smoke & carbon monoxide detectors
  • Locate the water shut-off and breaker panel
  • Replace HVAC filter and note the size
  • Save the maintenance request link and emergency phone number

Move-Out Checklist

  • Provide written 30-day notice to vacate per your lease
  • Schedule the move-out walkthrough
  • Remove all personal belongings and trash
  • Clean every room — kitchen, bathrooms, floors, windows, baseboards
  • Patch small nail holes and touch up paint if approved
  • Replace burnt-out lightbulbs and HVAC filter
  • Mow lawn and clean up exterior/garage
  • Return all keys, remotes, and gate openers
  • Provide a forwarding address for your deposit return

How do I pay rent?+

All rent is paid through the secure tenant portal. You can set up auto-pay or pay via ACH/card any time before the 1st of the month.

What's your pet policy?+

Most homes are pet-friendly with a refundable pet deposit and small monthly pet rent. Aggressive breeds may be restricted by insurance.

How fast are maintenance requests handled?+

Emergencies (no heat in winter, water leaks, no AC in summer) are addressed within hours. Routine requests are scheduled within 1–3 business days.

What if I need to break my lease?+

We offer a clear lease-break policy. Contact us as soon as possible to discuss options — we work with tenants in good standing.

Are utilities included?+

Most homes are tenant-paid utilities. The specific listing page will show exactly what's included.

When is rent considered late?+

Rent is due on the 1st. Late fees apply after the 3rd. Pay early via auto-pay to never miss a date.
